Congratulations! You have decided to purchase a new home. This is a very exciting time for you and we look forward to guiding through the process. The Hopkins Team has helped 100’s before you so can feel confident that we will smoothly and efficiently find the home of your dreams.
Here are the suggested steps
We suggest you meet with your lender and determine your budget and type of loan that best fits your needs. If you do not have one we will be glad to recommend a few. The reason to take this step is to insure that when you find the right home and we prepare an offer that the seller will feel comfortable that if we come to terms that it is likely to close as scheduled.
Can you picture your dream home? Is it a three, four, or five bedroom? Does it have huge backyard. What kind of neighborhood is it in? How about the Schools, the recreational facilitise, shopping, theatres? Do you want to be in a gated community, on a lake, a golf course, high-rise? Zero lot line? All good questions and much more if we are to find just the right home.
Now the Hopkins Team goes to work searching all our sources. We have numerous Web Sites, Local MLS, Our personal network and others.
Once we have homes that fit your criteria and you have found just the right one for you we will estimate you are out of pocket expenses including your taxes and insurance. Now that you are comfortable, we write the offer. This is where experience counts and is not to taken lightly and you can be sure that you will be protected and will not have any unpleasant surprises.
Once the offer is accepted and we have an agreement we will schedule the various inspections to be sure all is as it should be. This typically includes a roof, termite, pool and sometimes Mold inspections. If all is well, the next step will be the closing. In some instances where not all is well a renegotiation takes place until all parties are satisfied. If we cannot come to terms, the agreement is cancelled and the monies are returned.
Now we Close. This is where the transaction is finalized. You will sign the loan documents ,the seller will sign the deed and officially transfer ownership to you.
 

As you can see it is not that complicated but does require a knowledge of the process and how to protect the parties.
